Reservation of Your Holiday Home
Your holiday home can be reserved by us for you during our exhibition in your country, or through internet, before you attend to our inspection trip to check out the property you like. Once we receive the reservation form and payment, we will take the property off the market for a duration of 2-3 weeks. It is also possible to reserve your holiday home after the inspection trip in order to have more time to think about, decide definetly and check legal side.Â
Choosing Your dream property; the Property Inspection Trip
Taking a model invest inspection trip gives you the chance to inspect and decide on your ideal home, once you fly to Antalya. Agreement and Intial Payment
At the end of your inspection trip among our property developments, when you have decided on which property you want to purchase, a Preliminary agreement and a deposit have to be made. We, as Model Invest prefer to use a bi-langual contract on a vertically divided page, so you will have the contract in your native language. Payment can be made cash or with credit card-the Turkish banks do however not accept personal cheques. Some percentage Of the total worth of the property is usually accepted as an initial payment, depending on the status of the property; is the property an off plan or for example Key ready. The contract will include the amount of the pre-payment, reservation payment and a receipt will be given.Â
In order to transfer title to a property on your name, an application has to be submitted in advance to the Land registry office of the location of the property. Therefore, immediately after signing the agreement, we prapare or collect documents to send Land Registary office and apply for tranfering the ownership of Title Deed. After The application has been made , The documents are sent to Turkish Military to check if the property is not located in a restricted or Military Zone, as a formality. As soon as the search is completed, the Land Registry Office will be ready to transfers the title and it will just take one day to complete the property transfer. Because of the formalities, the whole process can take up to 4 months to get your name on the Title Deeds however you do not to wait for them as we will contact you as soon as the necessary paperwork has been received. Two photographs and a copy of your passport will be enough at this stage. Before leaving for Europe, it is advisable to open a bank account   Â
The Payment Process:
Payments on your purchase contract usually fall into four sections, and can vary depending on the contract and the status of the property.

- The initial non-refundable reservation payment
- Deposit Payment at the of time signing the pre contract at the of inpection trip. it should be paid untill 3 weeks after reservation.
- After your inspection trip you make the payment according to the payment schedule clearly defined in the agreement while you are in your country.
- Final payment when we sign actual contract at the land registery office and you receive your Title Deeds (TAPU).
With off-plan property purchases in Turkey the buyer may be expected to pay a number of  stage payments throughout the construction process.Â
Getting "Tapu" ( transfering title deed)
Once the approval is received from the Turkish Military , we will inform you to arrange a suitable date to return to Turkey and a meeting in The Land Registry Office to sign the Actual Contract and undertake the remaining payments. We join you at the land registry office, with a sworn interpreter to register the transaction and transfer of title deed. At that moment of transfering title deed the balance of total payment mentioned in the contract and required tax payments will need to be paid. After signing the sale contract , the land ownership is transferred to the buyer. It means that you are the new freeholder of the property . Now we just have to apply together to the local council to register your house for the electricity and water bills. One of our guides will accompany you to various department offices to get the utilities changed to your name (water, electric etc). Now you are a proud owner of a Turkish holiday home.
