The Property Inspection Trip

Taking a Model Invest  inspection trip gives you the chance to inspect and decide on your ideal home, once you fly to Antalya. We are so  certain of the quality of our properties and therefore we invite you to come to Turkey and visit our developments on site. You will get to know our company, our services, our people, the quality and variety of properties that we offer, the areas where they are situated and all the local amenities. After you feel comfortable about the home you choose, and have decided, the next step will be the agreement. Your holiday home can be reserved by us for you during the inspection trip

Agreement and Initial Payment

At the end of your inspection trip among our property developments, when you have decided on which property you want to purchase, a Preliminary agreement and a deposit have to be made. We, as Model Invest prefer to use a bi-lingual contract on a vertically divided page, so you will have the contract in your native language. Some percentage of the total worth of the property is usually accepted as an initial payment, depending on the status of the property; is the property an off plan or for example Key ready. The contract will include the amount of the pre-payment, reservation payment and a receipt will be given.

The Payment Process:

Payments on your purchase contract can vary depending on the installments of your contract and the status of the property. With off-plan property purchases, the buyer may be expected to pay a number of  stage payments throughout the construction process.

  • Deposit Payment at the of time signing the pre contract during the inspection trip.
  • After your inspection trip you make the payment according to the payment schedule clearly defined in the agreement while you are in your country.
  • Final payment when we sign the actual contract at the land registry office and you receive your Title Deeds (TAPU).

Getting “Tapu” (transferring title deed)

Once all prepayments have been made, we will arrange a meeting in The Land Registry Office to sign the Actual Contract and undertake the remaining payments.  We join you at the land registry office, with a sworn interpreter to register the transaction and transfer of title deed.  After signing the sale contract, the land ownership is transferred to the buyer. It means that you are the new freeholder of the property.

Now we just have to apply together to the local council to register your house for the electricity and water bills. One of our guides will accompany you to various department offices to get the utilities changed to your name (water, electric etc). Now you are a proud owner of a Turkish holiday home.
